Handbook from the Working Group on Soco-ecological Building Transformation High-quality housing densification means overcoming major social and environmental challenges. How can this be achieved? We are compiling a handbook on this topic, which will be published by Edition Hochparterre in early summer 2026. It brings together specific areas of action: Why does staged development help with socio-ecological densification? How can an inhabited construction site be organised? How can tenants be supported throughout the process? What questions arise when it comes to the fair distribution of living space? How are rents calculated and how can these models be further developed? In addition, there are essays focusing on urban planning, the role of land prices, historical classifications of political initiatives, and discussions about property. This makes the handbook interdisciplinary and accessible to those interested in architecture, urban planning, socioculture, cooperatives, real estate, politics, city administrations, and property owners. This book is the result of a working group of around 50 experts who have been meeting regularly since 2023 to identify and refine areas for action based on concrete examples from practice. To ensure that these concerns are heard, we are also relying on broad funding, which can be supported by this crowdfunding campaign, among other things. Contributors: Antonia Steger (Urban Equipe), Luisa Gehriger (Postdoc ETH Wohnforum), Rebecca Geyer (büro vor ort), Andreas Haug (baubüro in situ), Salome Rohner (ETH Wohnforum + Bureau Giacometti), Sabina Ruff (Laboratorium für Zukunftsgestaltung), Yarin Shmerling (Bureau Giacometti + büro vor ort), Lian Stähelin (ZAS* + squadra), Aline Suter (Caritas Zurich), Sabeth Tödtli (Urban Equipe), Sabine Wolf (Thiesen & Wolf) Back

‘The ground accounts for 70% of my rent?’ – A guide to socially responsible selling and inheritance Public discussion on 26.10.2025, 16 Uhr  | Zentralwäscherei Anyone who wants a social transformation in construction must also talk about property ownership and rising land prices. In short bursts, we explore the questions: Why has land reform failed so far? Why don’t socially minded owners give away their houses? What do you need to bear in mind if you want to sell or bequeath houses fairly? Finally, we discuss the question of a ‘fair’ price. Nadine Zberg (city historian), Lu Decurtins (@casafairzuerich), Andreas Wirz (@wohnbaugenossenschaften_zurich), Urban Equipe, @buero_vor_ort, Kollektiv @mietenmarta and various representatives of the ‘Arbeitskreis sozialökologische Bauwende’ (Working Group on Socio-Ecological Construction Reform) will be invited as discussion partners. Behind the programme is the ‘Working Group on Socio-Ecological Construction Change’, in which around 50 practitioners have been sharing their experiences of socially acceptable housing construction for around two years. The programme is organised by the associations Urban Equipe and Bureau Giacometti as part of the Stadt_Labor series of the Ponte Project Fund Foundation. The event is part of the series “Building the Future. Now!‘ at the Architekturforum Zürich, and is also part of the event series ’Social-ecological construction transition now!”, organised by the Working Group on Social-Ecological Construction Transition and the associations Bureau Giacometti and Urban Equipe, as part of the Stadt_Labor series of the Ponte Project Fund Foundation. The findings of the event will be published in a book by Hochparterre Verlag in 2026. Back

Workshop

‘4,000 Swiss francs for three rooms? Are you serious?’ – Comparing the logic behind rent calculations used by profit-oriented landlords and non-profit organisations Workshop on the 29.09.2025, 19.00 | GZ Heuried The rent gap between cooperatives and profit-oriented organisations is growing. If you have to rent on the private market, you often have to pay several times more for the same flat. But why is that? Using a specific example, such as the Küngenmatt housing estate in Zurich-Heuried, we look at different rent calculations. Once you understand the underlying logic, you will have a much better understanding of the housing crisis in Zurich! The workshop is aimed at people who are new to the topic. Behind the programme is the ‘Working Group on Socio-Ecological Construction Transformation’, in which around 50 practitioners have been sharing their experiences of socially responsible housing construction for around two years. Zutaten

Ingredients for a socio-ecological construction transformation Tour d’Horizon on the 24.09.2025, 18.00 | Architekturforum Zurich  How can we continue to build cities in an environmentally friendly way and create new living space without causing rents to skyrocket and people to lose their homes? What is needed to ensure that our cities remain liveable, accessible to all and enable social participation for everyone during these processes? Examples include: renovating occupied buildings instead of constructing replacement buildings, applying cost-based rents or income-based rent models, enabling denser construction through architectural tricks, ensuring good communication with tenants, and selling and inheriting houses fairly. With the support of various experts, we will take a tour d’horizon of the most important ingredients for a social and ecological construction revolution. During the aperitif afterwards, we will have the opportunity to explore the topics in greater depth and discuss them. The evening will be moderated by Philippe Koch (Housing Delegate for the City of Zurich). The experts are Rebecca Geyer, Andreas Haug, Sabina Ruff, Andrea Schafroth, Yarin Shmerling, Antonia Steger, Sabeth Tödtli, Thomas Wirz and others. The programme is the brainchild of the ‘Working Group on Socio-Ecological Construction Transformation’, in which around 50 practitioners have been sharing their experiences of socially responsible housing construction for around two years. Tagung Stadt Bern

Bureau Giacometti has been invited to a conference organised by the City of Bern on the topic of ‘Socially Responsible Renovation’ in September 2024. Bern’s housing strategy calls on the city administration to place greater emphasis on social aspects in renovation and replacement construction projects. With a brief practical input on the topic of ‘Interface / Tenancy’, Bureau Giacometti, together with the owner Emil Merz AG, has contributed to the conference programme and organised an excursion to visit the project. This contribution enabled the concepts and ideas of Bureau Giacometti to be presented to a wide audience and discussed in an interactive guided tour on site. The exchange between politics, practice and research opened up new perspectives and enables critical reflection on socially acceptable renovation approaches and their transferability to future urban development projects and strategies. Participation month

Participation month for communal areas on Giacomettistrasse In March 2023, a participation month took take place at Giacomettistrasse 2 and 4 – a joint process to shape the future use of the communal areas and actively involve residents in the planning. Over a period of four weeks, tenants could participate in a variety of ways: at a house aperitif to kick things off, via a guidance system in the stairwell, at weekly lunch meetings, and in two surveys that provided space for anonymous feedback. The month concluded with a neighbourhood event that also involved the Freudenberg neighbourhood. The aim of the participation month was to encourage residents to share their ideas and needs and to promote a sense of co-determination and responsibility for the communal areas. Numerous suggestions were collected for the roof terrace, garden, forecourt and neighbourhood room – from more green spaces, seating and shaded areas to meeting places and shared use areas. The results have been passed on to the owner and the architectural firm in the form of a documentation brochure and will be incorporated into the further planning of the renovation, forming the basis for a lively, communally designed neighbourhood. The participation month has been organised in collaboration with Team Stadtteil 4 of the Bern Community Work Association. Zurück

Architektur und Aktivismus

Bureau Giacometti at “Architektur & Aktivismus” 2022 Contribution to the poster exhibition of the Bern University of Applied Sciences at the Kornhausform Bern Bureau Giacometti participated in the Bern University of Applied Sciences’ open call on the topic of ‘architecture and activism’. The call for entries is part of the architecture symposium of the same name at the Kornhausforum Bern, which deals with the social engagement of architects and planners. For the exhibition, we are designed a poster that shows our working methods in the project at Giacomettistrasse 2 and 4 in Bern. It documents how we act as a mediating and activating force between the owner and the residents in order to incorporate social aspects into the architectural planning process. The poster illustrates the exchange with the tenants, the translation of their concerns into the planning and the joint development of usage scenarios for the building and communal areas. It is intended as an example of activist practice within architecture that enables participation and strengthens neighbourhoods. Zurück

Form Follows Finance

Presentation “Form Follows Finance Nr. 3” at Schauraum B Presentation on the Bureau Giacometti project in August 2022 as part of the ‘FormFollowsFinance’ lecture series in Showroom B at Blaser Architekten in Basel.  In this presentation, Bureau Giacometti outlined the origins and development of its project at Giacomettistrasse 2 and 4 in Bern. The presentation provides insight into the work involved in social support, architecture and housing policy – from the initial discussions with tenants to the current planning and implementation phases of the renovation.   The focus was on dialogue formats with residents, the evaluation of meetings for a dossier for planners, and the development of solutions for relocations and temporary rentals during the construction period. Another focus was the income-based compensation model, which enables fair rents after renovation and is based on trust, individual adaptation and social responsibility.   The presentation showed how architectural planning and social compatibility can be combined with the aim of empowering residents, preventing displacement and securing communal living in the long term.     The lecture was followed by a discussion with the lead architects of the Giacomettistrasse renovation project.
